Florida Keys Vacation Association (FKVA) is committed to building relationships with public officials and supporting vacation rental businesses across the Florida Keys. We strive to create responsible short-term rental policies that promote and preserve the value of these rentals, protect private property rights, and ensure consumers have access to a variety of accommodation choices. To this end, FKVA works with local communities to develop rules that are fair, easily understandable by all parties involved, and enforceable by regulators.

The Florida Keys Vacation Association (FKVA) is passionate about preserving the vacation homes and industry in the Florida Keys. Our team works with a variety of vendors and services to ensure a safe and enjoyable destination for travelers. The FKVA Advocacy Fund was established to protect travelers’ rights to choose the type of accommodation they prefer, as well as the rights of property owners to rent their vacation homes out.
Our mission is to end short-term rental rules that are restrictive or unfair, such as rising insurance policies, taxes, fees, or any other regulations that deny citizens fundamental property rights or free speech. Your donation will help us work with communities and local governments to ensure these basic rights are protected.

The Florida Keys Vacation Association (FKVA) is a non-profit organization that is dedicated to preserving the rights of both vacation home owners and renters. Our mission is to ensure that travelers have the right to choose the type of accommodation they desire, that property owners can lawfully rent out their vacation homes, and that businesses are allowed to operate freely in renting vacation properties.

Protecting The Industry Through Advocacy
To support the FKVA's advocacy fund and ensure that our investment or business remains successful, it is important to stay informed on local issues and be prepared to take action when necessary. By joining us as a member, over one third of our financial resources are dedicated to advocating for our industry. All donations made towards this fund directly benefit the Florida Keys, allowing us to make sure decision-makers are aware of the impact their decisions have on our industry.

We also encourage members to volunteer their time; working together with local government to create fair laws for our industry requires engagement from all members. To this end, we provide several tools that can help you along the way:

Access to local news sources: Keeping up with current affairs and understanding how they will affect your business is an important part of staying informed. Having access to reliable news sources is paramount in achieving this goal.

Training on legislative processes: Knowing how legislation works and how it affects you can help you take better advantage of your rights as a business owner or investor. Being able to follow bills through their route from introduction to enactment gives you a better idea of what changes may be coming in the future and helps you prepare accordingly.

Regulatory Environment

Short-term rentals throughout the Florida Keys and Monroe County are highly regulated. In unincorporated areas of Monroe County, such as Islamorada, vacation rentals must be for a minimum duration of at least 28 days. Whereas in Key West, it is slightly higher at 30 days. The situation is different in Marathon and Key Colony Beach where the minimum rental period is just seven days, or 90 days in Layton respectively.
